A&C Residence

5 Star Engineering Limited was engaged by A&C Developers to deliver the full mechanical, electrical and plumbing installation for the A&C Residence development at East Legon, together with the associated civil and builder's work.

On the mechanical side, our team fabricated and installed the galvanised sheet-metal ductwork serving the apartments and common corridors, including supply and return runs, transitions and branch take-offs, all supported on threaded-rod hangers and channel bracketry set out to coordinate with the structural soffit. Insulated fan coil units were mounted and connected to flexible ducting and plenum boxes, with condensate and refrigerant routes run back through the ceiling void ahead of the suspended ceiling grid.

The plumbing package covered the full water reticulation in PPR pressure pipework for hot and cold services, together with PVC soil, waste and vent stacks risering through the building. Pipework was clipped, bracketed and pressure-tested before the walls were closed up, and floor gullies and connection points were set out to the architect's sanitary layouts.

Electrical works comprised the containment and first-fix distribution throughout the building: conduit runs cast and chased into blockwork, cable tray and trunking through the service corridors, and draw-wires and circuits pulled through to the apartment positions. Services were coordinated tightly with the ductwork so that ceiling voids remained accessible and within the design zone.

The civil and builder's work element covered diamond core drilling of penetrations through concrete slabs, beams and blockwork for pipe and duct crossings, forming and making good of service openings, and the associated chasing, patching and plastering required to reinstate the structure around the installed services.
