Scope of works

5 Star Engineering Limited delivered the mechanical, plumbing and HVAC installation for Selton Skye, a multi-storey residential development for Cape May Properties.

Our involvement began at structural stage. Working alongside the main contractor's pour programme, our teams set out and fixed sleeves and pipe openings into the reinforcement cages before the slabs and columns were cast, so that the soil, waste and vent routes through the structure were formed rather than cut afterwards. Positions were set out with laser levels against the coordinated services drawings, and every penetration was checked against the architectural layouts before sign-off.

The plumbing package covered the full above-ground drainage and water services: PVC soil, waste and vent stacks risering through the building, branch runs and connection points at each floor, and the horizontal distribution suspended from the soffits on threaded rod and saddle brackets. Insulated pipework was run in parallel banks through the service zones and coordinated with the structural downstand beams so that ceiling voids stayed within the design zone.

On the mechanical and HVAC side we installed the ductwork and refrigerant and condensate routes serving the apartments and common areas, with core drilling of penetrations through slabs, beams and blockwork where routes crossed the structure. Sleeves were made good and fire-stopped, and services were bracketed, tested and capped ahead of the ceiling and dry-lining trades following behind.
